PAYMENT POLICY Seasonal (monthly) guests may pay rent, phone, electric and other charges with check or cash or credit card. Annual residents may pay with cash or check but not with a credit card. CHECK ACCEPTANCE POLICY - October 1, 2009 The
following policy is effective immediately
Under
no circumstances will we accept checks in Canadian dollars, or Canadian
checks altered to indicate US dollar.
Compass Bank will open a checking account for winter Texans during their stay in the Valley. The bank will also work with guests to arrange for funds to be sent electronically.
ATM/Debit Cards can be used at local Banks to obtain cash, but not for
payments directly with the Parks. Cable TV and basic high speed internet service are included in rent. Upgrades to higher speed internet services are available at $14.95 /month. Mailbox keys: $5 purchase or deposit
RESERVATION POLICY Residents on site as of March 1, 2009 will have first choice of a reservation on that site for the following year, 4 months or more EXPANDED or ORIGINAL sites required. These reservations must be made from March 1 to March 13. If a second party requests any lot as an annual, the current resident will have the option of becoming an annual or selecting another site Reservations made from March 14 to October 1, 2009 will require a minimum reservation of 4 months or more in the EXPANDED sites. A reservation of 4 months or more will be required in the ORIGINAL sites. Reservations made from October 1 to December 1 will be accepted for 3 months in the EXPANSION and 3 months in the ORIGINAL section. On December 2 all other reservations will be accepted on an availability basis. Management reserves the right to change sites prior to arrival to accommodate effective use of lot space. Reservations require a $250 deposit. The deposit less the $25 cancellation fee will be refunded upon WRITTEN request if received prior to October 15. No refunds will be issued after October 15. Consideration will be given to medical emergencies or death of an immediate family member. RESERVATIONS MADE FOR A SPECIFIC LENGTH OF STAY MUST BE PAID IN FULL UPON ARRIVAL. THERE WILL BE NO EXCEPTIONS TO THIS POLICY. Once a reservation is made, a change in length of stay will NOT alter the original amount due. Extending your stay may require a change of site. Because of very high demand for spaces in January, February, and March, we suggest that you book early for the length of time you wish to stay because extensions during this season are not likely to be available. LEAVING EARLY: There will be no refunds issued after arrival. Consideration will be given to medical emergencies or death of an immediate family member. (Parent, sibling, children and grandchildren only) However, refunds are always at the discretion of management. If a request for a refund under these circumstances is made, a refund will only be considered if the space can be re-rented, and only after the season is over. A letter of documentation from the attending physician for medical emergency or in case of death, a copy of the obituary notice must be received within two weeks. |
